Davidson Renovation Work, Scoped Honestly

Greater Charlotte Contracting handles home renovation in Davidson, NC from the first estimate through final walkthrough. If you're a Davidson homeowner trying to figure out who actually shows up, does the work themselves, and doesn't pad the quote, that's the short version of what we do. The owner, Clint, carries over 20 years of hands-on construction experience and is based in NC. Across 17 Google reviews, we've maintained a 5-star average. Call (704) 957-5323 to talk through what your project actually needs.

Davidson's housing stock tells its own story. The Historic District contains homes built in the late-19th and early-20th centuries, and those older structures regularly surface issues that newer construction doesn't: original siding that's been painted over problems, rooflines that need more than a patch, bathroom layouts that haven't been touched in decades. We work in Davidson and throughout the Lake Norman corridor, including neighboring Cornelius. Permits for renovation work in Davidson run through the relevant inspections department and are also submitted to Mecklenburg County for review, so scoping the job correctly from the start matters. We know that process.

Full Scope

What We Handle in Davidson Davidson

One contractor across roofing, kitchens, bathrooms, siding, and everything between.

Most homeowners in Davidson don't need five different contractors. They need one person who understands the full scope of a house and can move from a roofing inspection to a kitchen gut to a bathroom remodel without handing the project off to someone else. That's how we're structured. Clint is on-site, not managing from a desk. Whether the project is siding replacement on a Historic District cottage, a full kitchen renovation in one of the newer neighborhoods near downtown, or basement finishing with added radon mitigation, we handle it under one roof. We don't subcontract the core work and then disappear between phases.

Older Davidson Homes: What to Expect

Historic character is worth preserving. The problems underneath it are not.

Davidson's Historic District is one of the more architecturally interesting residential areas in the Charlotte metro. It's also where we most often find layered problems: roofing that's been repaired over instead of replaced, exterior siding that's held together by paint, and bathroom tile work that predates modern waterproofing methods. That's not a criticism of how those homes were maintained. It's just honest about what a renovation in that part of Davidson tends to uncover. We scope those projects carefully before any work starts. You'll know what we expect to find, what happens if we find more, and what the plan is either way. The estimate Robert Persinger described in his review as 'neatly itemized, perfectly detailed, and very reasonable' reflects how we approach every job, including the ones in Davidson's older neighborhoods.

How It Works

The Renovation Process We Follow

From first call to final walkthrough, here's how a Davidson renovation project runs with us.

  1. 01

    Scoping and Estimate

We walk the project with you, identify what's needed versus what's optional, and write an itemized estimate. No vague line items, no allowances designed to expand later.

  2. 02

    Permitted, Sequenced Work

Davidson renovation permits go through the appropriate inspections department and Mecklenburg County. We handle that process and sequence the trades correctly so inspections don't stall the timeline.

  3. 03

    Completion and Walkthrough

We don't call a job done until you've walked it with us. If something isn't right, we fix it before we close out. Liz Zimmerman put it plainly in her review: the communication through every phase made the difference.

Services Davidson Homeowners Call Us For

Roofing

Roof repair and full replacement, including gutters. Davidson homes on the older side often need both addressed at the same time. We've fixed roofs other contractors were paid to fix and didn't.

Kitchen Remodel

Full kitchen renovations, including layout changes, tile work, and finish carpentry. Andy Malenke's review covers what this looks like in practice: on time, on budget, and nothing hidden in the final number.

Bathroom Remodel

Full bathroom remodels and targeted work like tub replacement. Sharon Ruiz called out tub replacement specifically as something we handled well alongside other exterior work on her project.

Siding and Exterior

Siding replacement, exterior repairs, and window recapping. Robert Persinger's exterior project in the Charlotte area involved all three, and the finishing work is where we separate from a crew that's just moving through a checklist.

Handyman and Repairs

Smaller jobs don't get deprioritized here. Robin Christopher's review describes Clint coming out in the rain for a vent cover repair that other contractors ignored because the job was too small. We don't do that.

Flooring

Hardwood, tile, and flooring contractor work across rooms and full-home projects. Marshall Wilkinson had flooring done in a sun room and two bedrooms. We handle that kind of phased project without treating each room as a separate contract.

Permits, Energy Incentives, and What Davidson Requires

Building permits in Davidson cover a wide range of work: new structures, additions, demolition, garages, retaining walls, and most renovation projects that change the structure or systems of a home. Renovation permits in Davidson are submitted to the relevant inspections authority and then forwarded to Mecklenburg County for review. We pull permits where required and factor that step into the project timeline from the start. It's not an afterthought. Davidson homeowners also have access to the Energy Saver North Carolina program, which provides rebates on heat pumps, insulation, and electrical panel upgrades. Duke Energy offers additional incentives for solar with battery backup. If your renovation touches any of those systems, it's worth knowing those programs exist before you finalize scope. We'll point you toward the right information, even if it's outside our direct work.

What Davidson Area Homeowners Say

5.017 verified Google reviews
Clint did such a great job helping us replace some outdoor vent covers. We had a basket style vent cover that had cracked and birds had nested inside. We had previously tried other handymen that would say they would come out and never showed because it was a small job. Clint came out very quickly, in the rain, and made it so much more efficient and esthetically pleasing. He was very affordable and professional. Clint is the MAN! He will now be our go to guy for other projects. I highly recommend him!

So, I just wanted to first of all thank Liz for the great referral to get my home project done. I was a bit nervous however after meeting Clinton, I can’t thank him and his team enough for the job well done to my satisfaction. Clinton listened to what I wanted and delivered just that. Clinton not only listened also very professional and knowledgeable. He gave me a step by step timeline and actually stuck to it. That’s very rare to find in a contractor however his team was awesome and went above and beyond my expectations with the attention to detail. So my rating is really a 10/10. I had a simple garage make over.

Let. Me . Tell . You . Something . Clint is GREAT! He’s done a major project on my home and I couldn’t ask for a better experience with a general contractor . Our current project is converting a half bath to a full bath downstairs . And as I’ve stated everything has been great and it’s not complete but I’m that pleased with the way things have come along to write a review . Communication is very important in things like these and he is nothing short of amazing with his communication and professionalism ! If there was ever a doubt on who to select for your next project , don’t doubt . Reach out to Greater Charlotte Contracting !

We absolutely love our new kitchen. Clint was so easy to work with. Communication through the whole process was outstanding, the job was completed on time and his initial quote was very accurate with nothing going over budget. I highly recommended Greater Charlotte Contracting and will be using them again for future projects.

Had a great experience working with Clint and Greater Charlotte Contracting. He did great work in a reasonable amount of time and for a reasonable price. I have had a few home projects I’ve needed to complete within the last few months and he has not only provided me great service with these projects, but also has had great referrals for work outside of his scope of business. I would highly recommend anyone looking for work to be done in the Charlotte area to work with Greater Charlotte Contracting.

Davidson Renovation Questions

Do Davidson renovation projects require permits through both the Town and Mecklenburg County?
Yes. Permits for most renovation work in Davidson are submitted to the appropriate inspections department first, then forwarded to Mecklenburg County for review. This applies to structural changes, additions, and work that affects electrical, plumbing, or mechanical systems. We handle permit applications as part of the project and build that review timeline into the schedule so it doesn't stall your project mid-work.
What renovation challenges are common in Davidson's Historic District homes?
Homes in the Historic District were built in the late-19th and early-20th centuries, and they carry the issues that come with that age. Rooflines are frequently patched rather than properly replaced. Siding on older cottages can look sound on the surface and have significant moisture damage behind it. Bathrooms often lack modern waterproofing. We scope those projects carefully and walk you through what we find before any work starts, so nothing shows up as a surprise on the invoice.
Does Greater Charlotte Contracting serve the neighborhoods around Davidson near Lake Norman?
Yes. We work throughout Davidson and the Lake Norman corridor, including the communities along the water and nearby Cornelius. If you're in the Davidson area and you're not sure whether we cover your specific neighborhood, call (704) 957-5323 Monday through Friday between 8 AM and 6 PM. We'll give you a straight answer.
Are there energy rebates available for Davidson homeowners doing renovation work?
Yes. The Energy Saver North Carolina program offers rebates for heat pumps, insulation upgrades, and electrical panel improvements. Duke Energy also offers incentives for customers who combine solar installations with battery storage. If your renovation project touches any of those systems, knowing about these programs before you finalize scope can affect what materials and equipment you choose. We're familiar with these programs and can help you understand how they apply to your project.
How does Greater Charlotte Contracting handle projects that turn up unexpected problems?
Honestly, and before the bill changes. We've all seen the contractor who 'discovers' problems after the contract is signed and uses them to expand the invoice. That's not how we work. Victoria Hitchcock's review describes us correcting roof repairs that three previous contractors had failed to fix correctly. Danielle Long's review describes us responding quickly when water damage turned up in her home. When a problem surfaces, we tell you what it is, what it costs to address, and what happens if you don't. Then you decide. Contact Greater Charlotte Contracting for an accurate estimate on your specific Davidson project.
What is the frost depth requirement for Davidson renovation projects involving footings?
North Carolina sets a minimum frost depth of 12 inches, but local jurisdictions may require deeper footings depending on the project type and site conditions. Exterior footings and foundation systems in Davidson must extend below the frost line and at least 12 inches below finished grade. We account for these requirements in any project involving new structural footings, deck framing, additions, or retaining walls. Every job is different. Contact Greater Charlotte Contracting for an accurate estimate on your specific project.
Does Greater Charlotte Contracting serve neighborhoods near Davidson along Lake Norman?

If you're in the Davidson area and you're not sure whether we cover your specific neighborhood, call (704) 957-5323 Monday through Friday between 8 AM and 6 PM. We'll give you a straight answer on coverage and availability.
How does Greater Charlotte Contracting handle unexpected problems discovered during a Davidson renovation?
Honestly, and before the bill changes. When a problem surfaces, we tell you what it is, what it costs to address, and what happens if you don't. Then you decide. We've corrected roof repairs that previous contractors failed to fix correctly, and we've responded quickly when water damage emerged mid-project. The estimate doesn't quietly expand because we found a new reason to charge more. Every job is different. Contact Greater Charlotte Contracting for an accurate estimate on your Davidson project.

Does Davidson's drinking water quality affect renovation decisions like plumbing or fixture work?
Davidson draws from the Yadkin River, and the latest published results show the water met every enforceable federal standard across 23 measured parameters. For most renovation work, that's good news. It means standard fixture and plumbing work doesn't require special water treatment considerations upfront. If your project involves water heater replacement or fixture upgrades, we'll discuss the right equipment for your specific setup.
