Painting That Starts With Proper Prep

Greater Charlotte Contracting handles interior and exterior painting for homeowners across the greater metro area, from a single room repaint to a full exterior overhaul that includes siding repair, capping, and color-coat in one project. If you've been putting off painting because you're not sure who to trust or what it should actually cost, call (704) 957-5323 and we'll give you a straight answer.

Good painting is almost entirely about what happens before a brush touches the wall. Surface prep, filling nail holes, skim-coating damaged drywall, caulking gaps, sanding rough spots, priming bare wood, is where most budget paint jobs fail. Skip it and the finish peels inside two years. We don't skip it. Cost on a painting project depends on square footage, surface condition, number of coats, ceiling height, whether trim and doors are included, and what the exterior substrate looks like. A house with sound siding paints faster than one with rotted trim boards that need replacing first. Every job is different, contact Greater Charlotte Contracting for an accurate estimate.

Interior Work

Room Repaints and Full Interior Painting Interior Painting

Whether you're refreshing one bedroom or repainting an entire house after a remodel, the process is the same, prep first, paint second.

Interior painting gets rushed more than almost any other trade. Painters who skip primer on fresh drywall, roll over unfilled screw dimples, or cut corners at trim lines are everywhere. The result looks fine for six months and then you see every flaw the second the light hits at an angle. We patch, prime, and mask before anything gets color on it. If a room has water stains, those get sealed with a stain-blocking primer. Not buried under two coats of flat paint that'll bleed through by spring. Interior projects often connect naturally with other work: if you've got a kitchen remodel or a bathroom remodel wrapping up, painting those spaces as part of the same project saves you a second mobilization and keeps the finish consistent across new surfaces and old ones.

Exterior Work

Exterior Painting and Surface Preparation Exterior Painting

Exterior painting is more unforgiving than interior work because the surface takes direct weather. Paint over peeling caulk or bare wood and you'll be doing it again in three years. We pressure wash first, let the surface dry fully, recaulk every seam, spot-prime bare areas, and only then apply finish coats. On older homes, that prep phase can take longer than the actual painting, and that's fine. Rushing it is how you end up with a paint job that looks great in April and starts failing by October. Exterior painting often pairs with exterior repairs and siding work. If boards are soft or trim is rotting, we handle that before paint goes on so you're not sealing in a future problem. Robert Persinger's project is a good example of what that looks like in practice: siding replacement, window recapping with custom-formed aluminum, and a full exterior paint, one contractor, one estimate, one project.

Our Process

How a Painting Project Gets Done

  1. 01

    Surface Assessment and Prep

We look at what's there before quoting what's needed. Failing caulk, soft wood, water stains, and poorly bonded old paint all have to be addressed before a finish coat goes anywhere near them.

  2. 02

    Prime, Mask, and Stage

Bare wood, fresh drywall patches, and stained areas get primed. Trim, floors, fixtures, and landscaping get masked or covered. A clean job site at the end starts with a protected job site at the beginning.

  3. 03

    Finish Coats and Detail Work

Color goes on in the right number of coats for the surface and sheen. Cut lines at trim, ceilings, and corners get done by hand. Walk-through happens before we consider the job finished.

What Affects the Cost of a Paint Job

square footage and room count work, professional service in Charlotte, NC

Square Footage and Room Count

More surface area means more time and more material. A 400-square-foot primary bedroom and a 400-square-foot open kitchen ceiling are not the same job, access, cut lines, and complexity vary.

Surface Condition

A house that's been maintained and painted recently preps fast. A house with peeling paint, water damage, cracked drywall, or original surfaces that were never properly primed takes considerably more time before color goes on.

Scope: Walls Only or Full Package

Painting walls only is one price. Walls plus ceilings, trim, doors, and closets is another. On exterior work, whether fascia, soffits, and shutters are included changes the scope significantly.

Paint Grade and Sheen Selection

Not all paint is the same and honestly, the cheap stuff costs more in the long run. Higher-quality paint covers better, holds longer, and cleans easier, especially in kitchens, bathrooms, and high-traffic hallways.

Connected Repair Work

If trim needs replacing, drywall needs patching, or handyman services are needed before paint can go on, that work happens first. We don't paint over problems and call it done.

Painting Paired With Other Work

Most painting projects don't happen in isolation. A fresh coat after a basement remodel or new flooring installation is standard. Exterior painting after new siding or gutter work makes the whole job look intentional instead of patched together. We handle multiple trades, so if your project needs more than paint, drywall repair, trim replacement, siding prep, we scope it together rather than sending you to find three different contractors. That's one estimate, one point of contact, and one crew who knows the whole picture.

Painting Questions, Answered Straight

How many coats of paint does a typical room need?
Most rooms need two finish coats. If you're making a dramatic color change, dark to light or light to dark, you may need three, or a tinted primer coat first to reduce the number of finish coats. Fresh drywall almost always needs a dedicated primer coat before any finish paint; skipping it causes the paint to absorb unevenly and the sheen to flash in different spots under light.
Does the exterior need to be pressure washed before painting?
Yes. Paint won't bond properly to a dirty or chalky surface, and it especially won't bond over mildew. We pressure wash, let the surface dry completely, usually at least a day, and then prep and prime before any finish coat goes on. Skipping the wash is the fastest way to get a paint job that starts peeling at the seams within a year or two.
What's the difference between flat, eggshell, and satin finishes?
Sheen affects both appearance and durability. Flat hides surface imperfections well but is hard to clean and doesn't hold up in high-traffic areas. Eggshell is the most common interior choice, low sheen, washable, works well in living areas and bedrooms. Satin has more sheen and cleans easily, which makes it the right call for kitchens, bathrooms, hallways, and trim. Semi-gloss or gloss is typical for trim, doors, and cabinets.
How long does exterior paint typically last before it needs to be redone?
A properly prepped and primed exterior paint job on a sound substrate should hold 7 to 10 years in this climate. The variables that shorten that lifespan are moisture getting behind the paint film, skipped primer on bare wood, low-quality paint, and south-facing walls that take direct UV all day. If the prep was cut, you'll see peeling at seams and trim edges within two to four years.
Can you paint over water stains on interior walls and ceilings?
Not with regular paint. The stain will bleed through no matter how many coats you put on. Water stains need a shellac-based or oil-based stain-blocking primer first. Once that's dry, standard paint covers cleanly. If the stain is from an active or recent leak, the moisture source has to be fixed before any painting happens. Painting over a wet or recurring stain is a short-term cosmetic fix that makes the underlying damage harder to find later.
Do you handle drywall repairs before painting?
Yes. Nail pops, screw dimples, cracks, and damaged sections all get addressed before paint goes on. Skim-coating over larger damaged areas is part of prep when the wall surface needs it. We're not going to tape around a hole and call the room done. If the drywall damage is more extensive, full panel replacement or handyman services level repairs, we handle that as part of the overall project scope.
What sheen level should I use in a kitchen or bathroom?
Satin or semi-gloss for kitchens, bathrooms, and trim. Those sheens hold up to cleaning and resist moisture better than flat or eggshell. Flat paint in a bathroom looks great for six months and then shows every water splash and cleaning scuff. Save flat and eggshell for bedrooms, living areas, and ceilings.
How long does exterior paint last before it needs to be redone?
A properly prepped and primed exterior paint job should hold 7 to 10 years in this climate. Variables that shorten that lifespan include moisture behind the paint film, skipped primer on bare wood, low-quality paint, and south-facing walls with heavy UV exposure. Poor prep shortens that to two to four years at seams and trim edges.
Can you paint over water stains on walls and ceilings?
Not with regular paint. The stain bleeds through no matter how many coats go on top. Water stains need a shellac-based or oil-based stain-blocking primer first. If the stain is from an active or recent leak, the moisture source has to be fixed before any painting starts. Painting over a recurring stain just hides a problem that's still getting worse.
